What is MUDA/MUDA approved layout?

MUDA means Mysore Urban Development Authority a Statutory body established under The Karnataka Urban Development Authorities Act 1987,The Mysore Urban Development Authority (MUDA) of Mysore is a governmental organization that oversees planning and development of infrastructure, provision of development-related sites and services in Mysore. Under Karnataka Town and Country Planning Act, the provision is given to private parties to develop the residential layout under the supervision of MUDA, these layouts called as MUDA approved layouts.

The Department of Town and Country Planning is mainly involved in the task of preparing Master plans and their enforcement and in extending technical assistance to various Government Departments/Local Bodies for the orderly development of cities, towns and villages. Providing necessary approvals and supervising the private layouts is one of the main functions of the Town and Country Planning Department

ESS & ESS Infrastructure Pvt. Ltd projects spread across to the North Western and South Eastern part of Mysore. The first and the Pioneer Project i.e. Shree Sapthamathruka Layout is located to the South Eastern part of Mysore, on Mysore – T.Narasipura road, inside police layout, after MUDA Layouts like ShanthaveriGopalagowda Nagar, LalbahaddurShastri Nagar and adjacent to JSS Layouts.
The other projects developed for Telecom, RBI & others is located to the North Western part of Mysore, off the Mysore – Mangalore state high way, on the IT Corridor of Mysore, close to the IT Hub, Bramhakumari’s Global University and world’s largest corporate university. Here our projects commences from Belavadi which is adjacent to the Vijayanagar IV stage off MUDA and terminates after Nagavala, Bommenahally and also stretches up to ILIVALA.

(a) By Registration of transaction of immovable property will become permanent public record. This is a notice to the general public. Those getting transfer of property should verify whether such property has been previously encumbered.
(b) According to Transfer of Property Act right, title or interest can be acquired only if the deed is registered.

We have Bore wells dug at each Layout, through which the water is being pumped to the huge Over Head Tanks of 10 Lakh litres capacity, to ensure that the entire layout is provided with drinking water.

Yes all our Layouts are MUDA approved and also by the Planning Authority, on all parameters, as per the latest norms.

All the Legal formalities are cleared and free from all encumbrances.

Definitely Yes. Once the Registration processes are over, You will be handed over with all related site documents and sale deed, with in a week’s time. The Khatha certificate issued by MUDA will be handed over, with in 4 four weeks from the date of Registration.

Since we have cleared all the legal formalities, besides getting the approval of MUDA and the Planning Authority, Bank finance facility is very much easy. In fact, we got project approval from M/s. AXIS BANK, ICICI Bank and Indiabulls House Loans for the Loan facility.

Yes. As an NRI you can purchase, get it registered either personally or through a GPA executed in any of your relative or close friends name, as the case may be.
Since Maintenance and Upkeep Project is exclusively designed for the benefit of all the members, it’s mandatory that all the members/site owners should avail this facility.

Definitely Yes. We have a dedicated Maintenance team to Upkeep Project in place, specially designed for this purpose. We maintain and upkeep the individual sites with personal care, on all parameters of maintenance, at a very nominal cost to ensure that the entire facility and Systems are up and working at all times, which has a direct bearing on the appreciation on the Investment. For ex: 24 X 7 Security, Landscaping Team, Facilities Maintenance Team, Engineering Dept Team, Liaisoning Team with MUDA and other Govt. agencies. As already explained, since our main motto is “Customer’s Satisfaction”, to ensure that the customer or the plot owner is peaceful without any hassles, we have designed the novel idea of Maintenance and Upkeep Project exclusively. The Maintenance cost will be very nominal and covers all aspects of Maintenance. For more details on maintenance aspects, please look in to the Maintenance and Upkeep/AMC field.

All the members of the layouts are eligible for the Luxury Facilities being created at a very huge cost.

The members, who purchase the plot, after paying the Registration amount, will have to provide docs like Address proof with photo Id, PAN CARD Copy, Four passport size photos. The date of Registration will be informed well in advance to all the members. The members will have to come to Mysore on the date of Registration. Once the registration formality is over, the members will be ferried through our dedicated Transport, for a site visit, to have a look at their respective site or plot.

The Khatha charges paid at the time of Registration will cover first year Property Tax payable to MUDA/concerned authority. During the subsequent years they can approach our M/S. ESS & ESS Property Care In office at Mysore, depending on their convenience, for payment of Property Tax. Our representatives will coordinate with MUDA/concern authority, for payment of Property Tax.

The construction processes could be started, once your plot registration formalities are completed, duly getting the house construction plan sanctioned by MUDA/concern authority. The bottle necks if any, in this direction will be cleared.
